Banking Mortgage Services, B.M.S., a Miami non-bank lender, makes home-purchase loans almost entirely in Florida's majority-minority neighborhoods, many of them insured by the Federal Housing Administration (FHA).
A purchase lender
Purchases made up 90.1% of its 91 loans. 28.6% were FHA loans, about double the 13.5% at similar lenders (independent non-bank lenders making between half and twice as many loans). Its volume barely moved, down 3% from 94, close to peers' typical fall of 2%. It made 234 loans in 2020.
Poorer areas, richer borrowers
94.5% of its loans were in majority-minority neighborhoods, against 25.2% at similar lenders, and 41.6% in low- and moderate-income (LMI) neighborhoods, more than at nearly all of them. Yet only 3.7% went to LMI borrowers, against 19.5% at peers. Its loans are large, typically $415,000 against $290,000, which may mean its buyers earn more than most of their neighbors.
A small player in a big market
Miami-Fort Lauderdale-West Palm Beach, FL is its largest market. It ranked 188 of 937 lenders there, where United Wholesale Mortgage led, and has reported there since 2017, its first year of filing. It also lends in Orlando, Tampa and non-metro Florida, all in one state.
