ArborOne, a small South Carolina lender with a sideline in manufactured homes, grew its lending by 43% in 2025 while similar lenders shrank.
The lender made 60 loans in 2025, up from 42. Similar lenders (independent non-bank lenders making between half and twice as many loans) made 4% fewer, and the whole market grew 10%. It grew faster than more than nine in ten of its peers. It first reported in 2018, with 28 loans.
Almost all its loans, 98.3%, were conventional; it made none insured by the Federal Housing Administration. Manufactured homes made up 15.0% of its lending, where the typical peer made none. Purchases were 58.3% of its loans, refinances 30.0% and home improvement 11.7%.
Its lending is concentrated in 16 counties in two states, mostly in South Carolina. In Florence it ranked 26 of 256 lenders, and its share rose from 0.4% to 1.0%. In 2025 it entered non-metro Alabama. On 60 loans, its shares of particular borrower groups are too small to read much into.
