The Peoples State Bank of Newton, Illinois, a $720 million bank, has made fewer home loans every year since 2020, though it still ranks among the larger lenders in rural Illinois.
Five years of decline
It made 94 loans in 2025, down 13% from the year before and down from 248 in 2020. Similar lenders (state non-member banks making between half and twice as many loans) grew 9% and the whole market 10%; only about one in six peers shrank faster. Part of the fall may be a return from a busy 2020, but 94 loans is also well below the 160 it made in 2019, its first year of reporting. The figures do not show whether the bank chose to lend less.
A countryside purchase lender
Purchases made up 67.0% of its loans. In non-metro Illinois, its biggest market, it ranked 73 of 572 lenders. Manufactured homes were 8.5% of its loans, against 3.2% at similar lenders, and its typical loan, $135,000, was smaller than the peer figure of $175,000. Manufactured homes may explain part of that gap.
A wide but thin reach
Its loans spread across 25 counties in 5 states. In 2025 its filings reached non-metro Nebraska and non-metro Wisconsin for the first time, though only as small footholds. It first reported in 2019. Its share of loans to low- and moderate-income borrowers, 24.4%, was a little below the peer figure of 27.4%, near the middle of similar lenders.
Similar lenders: same lender type, originations between half and twice the lender's in the data year.
