Texas Heritage National Bank grew by a third in 2025, and 15.6% of its loans were for manufactured homes, far more than at similar banks.
It made 77 loans, up 33%. Similar lenders, national banks making between half and twice as many loans, grew by 4%, and the whole market by 10%; it grew faster than four in five of them. Its loans have risen each year since 2023. It filed no reports from 2020 to 2022, a gap in the record, not years without lending.
Its manufactured-home share was higher than at about nine in ten similar banks, whose typical share was 1.2%. Purchases made up 68.8% of its loans and refinances 18.2%, all conventional. Its typical loan, $235,000, is larger than similar banks' $185,000.
In Longview it ranks 35 of 306 lenders, and its share rose to 0.6% from 0.2%. It has lent there since 2004. United Wholesale Mortgage and Guild Mortgage Company lead. Its largest market is non-metro Texas, where it ranks 150 of 831. In 2025 it first lent in non-metro Nevada and Brownsville-Harlingen.
Borrowers with low or moderate incomes (LMI) took 15.7% of its loans, against 22.8% at similar banks. LMI neighborhoods took 11.7%, down from 20.7% in 2024. Its larger loans may draw higher-income borrowers, and its largest market lies outside metro areas.
