Southwestern National Bank, a Houston bank, doubled its home lending in 2025 and lends almost entirely to borrowers on low and moderate incomes, while reaching far beyond Texas.
It made 99 loans, up from 48 in 2024, a rise of 106%. Similar lenders, national banks making between half and twice as many loans, grew by a typical 7%; its growth was higher than nearly all of them. Its record has gaps: it filed no report from 2018 to 2022.
Of its borrowers, 95.3% had low or moderate incomes (LMI), against 22.6% at the typical similar bank, and the share rose from 81.8% a year earlier. Three-quarters of its loans, 74.8%, went to majority-minority neighborhoods, against 6.6% at peers. Yet just 18.2% were in LMI neighborhoods, close to the 15.5% at peers, so most of its borrowers are modest earners living outside the poorest neighborhoods.
It now lends in 11 metros across three states. Los Angeles came in 2023, Riverside-San Bernardino in 2024, and San Jose, Portland, Fresno and Abilene in 2025. Its share in each is too small to register, and in Houston it ranks 321 of 929 lenders.
Home purchases made up 78.8% of its loans and refinances 18.2%. All were conventional. Its typical loan was $215,000, above the $175,000 typical of its peers but down from $255,000 in 2024.
