SouthTrust Bank, a Texas national bank, nearly halved its own home lending in 2025 but bought 47 loans from other lenders, more than the 43 it made.
It bought 47 loans in 2025 and none in 2024, while the typical similar lender bought none: national banks making between half and twice as many loans. The figures do not say whom it bought from. A buyer of loans is building its book without originating it.
Its own loans fell 47% to 43, from 81 in 2024 and 171 in 2023, while similar lenders held steady. Its change was lower than nearly all of them. One possibility is that it now buys loans it once made itself. It filed no report for 2018 to 2021, so its record before 2022 has a gap.
Home purchases made up 86.0% of its loans. Its typical loan was $225,000, against $175,000 at similar lenders. Loans above the conforming limit (jumbo loans) were 27.8%, against 3.1%, higher than nearly all of them, and close to the 25.0% of 2024.
Only 5.1% of its loans went to borrowers with low or moderate incomes, against 24.5% at similar lenders. Its weight in large purchase loans may be one reason, since large loans tend to go to higher earners. On 43 loans, the share rests on very few borrowers.
