SECNY Federal Credit Union is a small Syracuse lender whose mortgage business has shrunk from 131 loans in 2022 to 76, falling again in 2025 while similar lenders grew.
It made 76 loans in 2025, 17% fewer than in 2024. Similar lenders, credit unions making between half and twice as many loans, grew by 7% and the whole market by 10%. Its lending held near 130 loans a year from 2018 to 2022 before dropping to 92 in 2023. The figures do not show why.
Home-improvement loans make up 30.3% of its lending, beside 38.2% for purchases and 31.6% for refinancing. Every loan was conventional. None was higher-priced (a rate well above the average for similar loans), against 3.4% at similar lenders, and its typical rate of 6.50% was lower than at about two-thirds of them.
Its typical loan rose to $135,000 from $85,000, above the $95,000 at similar lenders. So its lending in dollars edged up to $11.4 million even as the number of loans fell.
Nearly a third of its borrowers (31.6%) had low or moderate incomes (LMI), near the middle of similar lenders and up from 21.7% in 2024. Its share in poorer (LMI) neighborhoods was 11.8%, lower than about three-quarters of similar lenders, though up from 4.6% in 2020. It lends in only four counties, centered on Syracuse, where it ranks 45 of 246 lenders and has lent since at least 1990. Few poorer neighborhoods in those counties may explain the low share.
