Pickens Savings and Loan Association, FA is a small South Carolina thrift that lends almost entirely to home buyers, and its lending shrank for a second year in 2025.
A home buyers' lender
Purchases made up 86.8% of its 38 loans and refinances the rest. All were conventional. Its typical loan was $305,000, against $245,000 at similar lenders, savings institutions making between half and twice as many loans, putting it a little above the middle of the group.
Fewer loans
Its loans fell 16%, from 45 to 38, while similar lenders slipped 3% and the whole market grew 10%. It made 54 in 2018. It filed no report for 2020 to 2022, when a lender making fewer than 100 loans need not report, so those years are a gap in its record, not a fall. At this size a few loans either way make a large difference to the rate of change.
An old hand in Greenville
Greenville-Anderson-Greer, a market it has served since at least 1990, is its largest. Its share there held at 0.2%, ranking it 129 of 589 lenders; Rocket Mortgage and United Wholesale Mortgage lead. It lends in five counties of South Carolina.
Where its loans go
Some 28.9% of its loans were in low- and moderate-income neighborhoods, against 16.7% at similar lenders, a higher share than about four in five of them. None were in majority-minority neighborhoods, against 7.2% at peers; the makeup of the few counties it serves may explain the gap. With only 38 loans, these shares can swing from year to year.
Similar lenders: same lender type, originations between half and twice the lender's in the data year.
