Our analysis, 2025
Pibank, a Coral Gables bank, more than doubled its home lending in 2025, mostly large purchase loans, many of them in majority-minority neighborhoods.
It made 82 loans, up 116% on 2024, faster growth than almost all similar lenders, national banks making between half and twice as many loans. The whole market grew 10%. Its volume swings, though: it made 100 loans in 2022 and 38 in 2024.
Its typical loan was $405,000, against $185,000 at similar lenders, and 17.5% of its loans were jumbo (larger than the conforming limit), against 2.9%. Purchases made up 70.7% of its lending and the rest were refinances. All were conventional.
Some 68.3% of its loans were in majority-minority neighborhoods, against 7.7% at similar lenders, higher than nearly all of them. Miami-Fort Lauderdale-West Palm Beach is its largest market, where it ranks 160 of 937 lenders and has reported since 1991. The makeup of the places it serves may explain the gap.
Only 1.3% of its loans went to low- and moderate-income borrowers, against 23.0% at similar lenders. Its large loans and jumbo lending are a possible reason: such loans tend to go to higher earners. Its share in poorer neighborhoods fell to 7.3% from 26.3%, though the earlier figure rested on only 38 loans.
Similar lenders: same lender type, originations between half and twice the lender's in the data year. Written from the 2025 HMDA data and checked figure by figure against it.
