Mutual Savings Bank, an Indiana savings bank that has reported since at least 1990, made 81 home loans in 2025, a fifth more than in 2024 but about a quarter of its 2020 total.
Its loans rose 21%, from 67 to 81. Similar lenders, savings institutions making between half and twice as many loans, grew by 5%, and the whole market by 10%. The bank grew faster than about seven in ten of its peers. The rebound is small beside the 306 loans it made in 2020 and the 189 in 2021.
Home purchases made up 76.5% of its loans and refinancing the rest. Every loan was conventional, with none backed by a government agency, which is usual among its peers. It lends in nine counties, all in Indiana.
Low- and moderate-income (LMI) borrowers took 35.1% of its loans, against 25.0% at the typical similar lender. That is a higher share than at about four in five of them. The share was higher still in 2024, at 52.3%, and lower five years before, at 28.0%.
Its typical rate was 6.50%, the same as at similar lenders. Higher-priced loans, those with a rate well above the average for similar loans, were 1.4% of the total, down from 3.1% in 2024.
