Ipava State Bank, a small Illinois bank, makes smaller home loans than nearly all similar banks, and most of them finance purchases.
Its typical loan was $85,000, against $175,000 at similar lenders, state non-member banks making between half and twice as many loans. Only about one in twenty of them made smaller loans. Purchases made up 60.8% of its loans, all conventional.
