Guardian Credit Union, a Milwaukee-area lender, now makes about a quarter as many home loans as it did in 2020, and two-fifths of what it makes is home-improvement and other lending.
The credit union made 400 loans in 2020, 241 in 2022 and 95 in 2024. In 2025 it made 98, up 3%, while similar lenders, credit unions making between half and twice as many loans, grew 8% and the whole market 10%. It has lent in Milwaukee-Waukesha since at least 1990 and ranks 105 of 510 lenders there. The figures do not say why its volume fell; less demand from members or a choice to make fewer first mortgages could each explain it.
Purchases were 36.7% of its loans. Home-improvement loans were 26.5%, refinances 22.4% and other loans 14.3%. Its typical loan was $115,000, against $95,000 at similar credit unions, higher than about three in five of them.
It sent 31.6% of its loans to low- and moderate-income borrowers, against 30.0% for similar lenders, and 17.3% to low- and moderate-income neighborhoods, against 17.2%. Both sit near the middle of the group. The neighborhood share has risen a long way: five years before, it was 6.5%. Only 1.0% of its loans were higher-priced, with a rate well above the average for similar loans, against 3.4% for peers.
