Grandview Bank, a Texas lender since at least 1990, makes mostly refinance loans, and an unusual share of its lending is on manufactured homes.
Refinances made up 70.0% of its loans in 2025 and purchases 26.7%. Every loan was conventional. Its typical loan, $145,000, was a little below the $175,000 of similar lenders, state non-member banks making between half and twice as many loans.
Some 14.4% of its loans were on manufactured homes, against 3.0% at the typical similar lender, higher than at more than four in five of them. Such loans can be small, which may help explain its smaller typical loan.
It made 23.3% of its loans in poorer neighborhoods (low- and moderate-income tracts), a little above the 18.2% at the typical similar lender. Its share of lower-income borrowers, 27.8%, was in line with peers' 27.4%.
Its loans fell 5%, from 95 to 90, while similar lenders grew 9%. It has lent in Dallas-Fort Worth since at least 1990 and ranks 352 of 1,026 lenders there, in a market led by United Wholesale Mortgage with $6.67B. It filed no report for 2021 and 2022, gaps in the record rather than years without lending. Its dollar total rose even as its loan count fell, a jump that may rest on a few large loans and is too thin to read much into.
