First Bank & Trust Company, Perry, Oklahoma makes small loans, many of them on manufactured homes or for home improvement, and its lending has held steady for years.
Small loans, for a reason
Its typical loan was $85,000, about half the $165,000 at similar lenders (state non-member banks making between half and twice as many loans), and among the lowest tenth of them. The kind of lending it does may explain much of the gap. Manufactured homes made up 16.4% of its loans, against 2.7% at its peers. Home improvement took 23.6% and other purposes 12.7%, so more than a third of its loans were not for buying or refinancing a house.
Steady while others grew
It made 55 loans in 2025, the same as in 2024. Similar lenders grew by 7% and the whole market by 10%. Its lending has stayed in a narrow band since 2018. It filed no report for 2020 to 2022, which leaves a gap in the record, not a pause in lending.
Poorer borrowers, fewer poorer neighborhoods
Low- and moderate-income (LMI) borrowers took 30.4% of its loans, up from 17.1% and near the middle of its peers. Its lending in LMI neighborhoods was lower, at 12.7%, below about two-thirds of similar lenders. It lends in 11 Oklahoma counties, which may hold fewer such neighborhoods than its peers' markets.
A small share in Enid
In Enid it ranked 26 of 114 lenders, and its share of the market's dollars slipped to 0.8% from 1.0%. Shares are counted in dollars, so a lender of small loans ranks lower than its number of loans would suggest.
Similar lenders: same lender type, originations between half and twice the lender's in the data year.
