Farmers State Bank, a small lender in Pittsfield, Illinois, makes modest loans, and its lending rose 20% in 2025 to 48 loans.
Its typical loan, $95,000, was smaller than at nine in ten similar lenders (state non-member banks making between half and twice as many loans), whose typical loan was $165,000. Refinancing made up 47.9% of its loans and home purchase 35.4%. Every loan was conventional.
Loans rose from 40 to 48, faster than about seven in ten similar lenders; their typical growth was 4%. That follows years of decline from 136 loans in 2020; in 2018 and 2019 it made about 70 a year. The figures do not say why volume fell.
