Fairfax State Savings Bank, a one-county Iowa bank, lends on manufactured homes far more than similar banks do: 28.0% of its 50 loans in 2025.
Similar lenders, banks of the same type making between half and twice as many loans, made 2.5% of their loans on manufactured homes. Its share was higher than nearly all of them. That mix may help explain its small typical loan, $110,000, against their $165,000.
Its loans rose 150%, to 50 from 20. It filed no report for 2020 to 2022, and it made 57 loans in 2019, so 2025 looks like a return to its earlier level rather than new growth.
All its lending is in a single Iowa county outside any metro area. None of its loans were in low- and moderate-income (LMI) neighborhoods, against 18.5% at similar lenders. That may say more about the county, which may have few or no such neighborhoods, than about the bank's choices.
