Our analysis, 2025
Crystal Lake Bank and Trust Company more than doubled its home lending in 2025, to 90 loans, and began lending in metros as far from Chicago as San Jose and Phoenix.
Its loans rose 105%, from 44 to 90. Similar lenders, national banks making between half and twice as many loans, grew 6%, and the whole market 10%. Almost no peer grew faster. The bank filed no report for 2020 and 2021, so those years are a gap in the record, not years without lending.
Purchases made up 72.2% of its loans and refinances 21.1%. Every loan was conventional. Like most similar lenders, it made no loans insured by the Federal Housing Administration (FHA) or guaranteed by the Department of Veterans Affairs (VA) or the Department of Agriculture's Rural Housing Service (RHS).
It lent in 13 states and 29 metros. In San Jose, Phoenix, Minneapolis and Riverside its shares round to 0.0%, too few loans to call a strategy. Its base is Chicago, where it has lent since 1999 and ranked 113 of 902 lenders.
Low- and moderate-income (LMI) borrowers took 17.2% of its loans, against 23.4% at similar lenders. Poorer neighborhoods (LMI tracts) took 12.2%, against 16.2%. Both shares were lower than about two-thirds of peers'. A bank that mostly finances purchases may simply serve more higher-income buyers. Majority-minority areas took 12.2% of its loans, more than peers' 7.5%.
