Community First Bank, of Kennewick, Washington, made 24% fewer loans in 2025 as its lending insured by the Federal Housing Administration (FHA) almost stopped.
Originations fell from 98 to 74, while similar lenders (state non-member banks making between half and twice as many loans) grew 9%. FHA loans fell from 15.3% of its total to 1.4%, which may account for much of the drop. Its dollar total fell from $47.7 million to $29.7 million.
Its typical loan was $340,000, against $172,500 at peers, higher than about nine in ten of them. Jumbo loans (larger than the conforming limit) were 8.6% of its total, against 1.6%.
Low- and moderate-income (LMI) borrowers took 16.2% of its loans, against 27.2% at peers, lower than about four in five of them. LMI areas took 4.0%, among the lowest tenth of peers. A lending mix weighted toward dearer homes may be one reason; the drop in its FHA lending may be another.
In Kennewick-Richland, where it has lent since 2000, it ranked 25 of 281 lenders with 1.0% of the market, down 0.8 points, a fall that follows its own smaller output. It first lent in Albany, Miami and San Francisco in 2025, each with a very small share.
