Our analysis, 2025
Ascent Federal Credit Union, in northern Utah, lends mostly to fix up homes and for other purposes rather than to buy them, and its lending has shrunk every year since 2020.
Home improvement made up 36.6% of its loans and other purposes 31.7%. Purchases were just 7.3%. Its typical loan was $105,000, close to the $95,000 at similar lenders (credit unions making between half and twice as many loans).
It made 82 loans, 26% fewer than in 2024, while similar lenders made 7% more. That was a steeper fall than at more than nine in ten of them. The count has dropped each year from 212 in 2020.
Its typical rate was 6.88%, against 6.75% at peers, and higher-priced loans (a rate well above the average for similar loans) were 3.8%, against 3.4%. Both sit near the middle of its peers. Low- and moderate-income (LMI) borrowers took 31.7% of its loans, also near the middle.
LMI areas took 4.9% of its loans, down from 16.2% in 2024 and below the 17.2% at peers. On 82 loans that is a handful, so ordinary swings could explain much of the fall. In Ogden it ranked 93 of 308 lenders, its share down 0.1 points, perhaps because it made fewer loans; United Wholesale Mortgage led.
Similar lenders: same lender type, originations between half and twice the lender's in the data year. Written from the 2025 HMDA data and checked figure by figure against it.
