PrimeWay Federal Credit Union lends mostly to people fixing up or refinancing homes they already own, and its lending rose by 36% in 2025.
Home improvement made up 45.9% of its loans and refinances 44.4%. Purchases were just 3.1%. Every loan was conventional, and its typical loan, $95,000, was a little smaller than the $105,000 at similar lenders, which are credit unions making between half and twice as many loans.
It made 320 loans, up from 236. That growth was faster than about four in five similar lenders, which typically grew 7%; the whole market grew 10%. It is back near the 365 loans it made in 2020.
Majority-minority neighborhoods took 84.1% of its loans, against 12.3% at similar lenders. Low- and moderate-income (LMI) neighborhoods took 32.6%, and LMI borrowers 41.2%. On all three it was among the highest of its peers. Houston-Pasadena-The Woodlands is its largest market, where it ranked 201 of 929 lenders, and the neighborhoods it serves there may explain much of this.
Its typical rate was 7.70%, against 6.88% at similar lenders, higher than more than four in five of them. Its home-improvement lending is one possible reason. Only 2.8% of its loans were higher-priced (a rate well above the average for similar loans), down from 17.0% in 2024.
