Our analysis, 2025
Greenville Federal, a small Ohio savings institution that mostly lends to buyers, grew 39% in 2025, faster than nearly nine in ten similar lenders.
It made 128 loans in 2025, up from 92, while similar lenders (savings institutions making between half and twice as many loans) grew 6% and the whole market 10%. It is still far below the 483 it made five years before.
Purchases were 66.4% of its lending. Its typical loan was $150,000, against $245,000 at similar lenders, lower than more than four in five of them. Its typical rate was 6.38%, against 6.50%.
Low- and moderate-income (LMI) neighborhoods took 10.2% of its loans, up from 2.2% in 2024, though still below similar lenders' 17.2%. Where it lends, around Dayton and in non-metro Ohio, is one possible reason. Its share to LMI borrowers, 25.5%, was near the middle of its peers.
In Dayton-Kettering-Beavercreek it ranked 54 of 443 lenders with a 0.3% share, down 0.1 points, in a market led by Wright-Patt Credit Union. A few loans either way could explain a change that small. In Springfield, OH its share rose 0.2 points.
