CUSB Bank, an Iowa bank that first reported in 2023, lends mostly to home buyers, and far more of its loans go to borrowers with low and moderate incomes than at similar banks.
Home purchases made up 81.5% of its 162 loans and refinances 16.7%, all conventional. Its typical loan, $145,000, was smaller than at about three-quarters of similar lenders, whose typical loan was $180,000. It first reported in 2023; earlier years are gaps in the record, not years without lending.
Borrowers with low and moderate incomes (LMI) took 44.9% of its loans, a higher share than at nearly all similar lenders (state member banks making between half and twice as many loans), whose typical share was 27.7%. LMI neighborhoods took 3.7%, against 16.6%, among the lowest of its peers. That may reflect the non-metro markets it serves: it ranks 28 of 465 lenders in non-metro Iowa.
Its loans rose 4%, against 8% at similar lenders. In Rochester, MN, where it ranks 73 of 276, its share rose to 0.2% from 0.1%. In Waterloo-Cedar Falls, IA, led by Veridian Credit Union, it fell to 0.2% from 0.4%. With 162 loans across 23 counties, a few loans can move these shares.
