Citizens Bank, an Indiana bank, makes far bigger loans than banks of its size: jumbo loans were 12.1% of its lending in 2025, against 1.4% at similar lenders.
Jumbo loans (larger than the conforming limit) made up 12.1% of its lending. At similar lenders, state non-member banks making between half and twice as many loans, they were 1.4%, and its share was higher than at more than nine in ten of them. Five years earlier its own share was 1.3%. Its typical loan has grown from $150,000 to $245,000.
Its loan count fell 11% in 2025, to 145, while similar lenders' rose 9%. The count has fallen every year since 2020, when it made 390. Fewer refinances than in 2020 and 2021 may account for much of the drop; a turn toward fewer, larger loans may explain the rest. Those larger loans kept its dollar volume, $51.8 million, higher than about three in four peers.
Low- and moderate-income (LMI) neighborhoods took 15.2% of its loans, up from 9.2% in 2024. Majority-minority neighborhoods took 7.6%, up from 2.5%. Both shares now sit near the middle of similar lenders. LMI borrowers took 24.4%, against 28.5% at peers, which may reflect its bigger loans.
Its largest market is Indianapolis-Carmel-Greenwood, IN, where it has lent since at least 1990. Home purchases made up 60.7% of its loans. Every loan was conventional.
