Our analysis, 2025
Alden State Bank, a small bank in the Buffalo-Cheektowaga market, is lending more after years of decline and winning a slightly larger share of its home market.
It made 123 loans in 2025, up from 107, a rise of 15%. Similar lenders (state member banks making between half and twice as many loans) grew 8%. The rise follows a long slide: it made 382 loans in 2018.
In Buffalo-Cheektowaga, where it has lent since at least 1990, its share rose from 0.4% to 0.6%. That ranked it 34 of 267. United Wholesale Mortgage and M&T Bank lead the market.
Refinances made up 39.8% of its loans and purchases 32.5%; home improvement and other purposes took the rest. All were conventional. Its typical loan was $135,000, against $175,000 at similar lenders, smaller than at about four in five of them.
Poorer neighborhoods (low- and moderate-income, or LMI, tracts) took 4.1% of its loans, against 16.4% at similar lenders. Five years earlier they took 21.3%. Its share of LMI borrowers, 27.2%, was about the same as peers'. With 123 loans in seven counties, a small shift in where it lends can move the figure a long way. Fewer loans in the counties with more such neighborhoods, or where its customers live, may also explain it.
Similar lenders: same lender type, originations between half and twice the lender's in the data year. Written from the 2025 HMDA data and checked figure by figure against it.
