CharterWest Bank is a Nebraska home-purchase lender that relies on government-backed loans far more than similar banks and makes a larger share of its loans to low- and moderate-income borrowers than any of them.
A purchase lender built on government-backed loans
Home purchases were 89.9% of its loans. FHA loans (insured by the Federal Housing Administration) were 27.9%, against 2.1% at similar lenders (state member banks making between half and twice as many loans), higher than nearly all of them; VA loans (guaranteed by the Department of Veterans Affairs) were 7.6%, against 0.5%. Conventional loans were 63.0%, against 96.9% at peers.
The highest LMI borrower share among peers
LMI (low- and moderate-income) borrowers took 42.7% of its loans, against 26.2% at similar lenders, the highest share among them, and up from 36.6% five years before. LMI areas took 18.2% and majority-minority areas 11.9%, against 15.1% and 7.7% at peers.
Growth ahead of peers
Originations rose 16% to 1,836, against 7% at similar lenders and 10% for the whole market, faster than about three-quarters of them. Volume is still about half the 3,376 of 2020.
Lower shares in Omaha and Grand Island
It ranked 8 of 417 lenders in Omaha, with 3.0% of lending against 3.7% the year before, and 3 of 112 in Grand Island, at 5.6% against 6.3%. It ranked 4 of 341 in non-metro Nebraska. Its share rose 0.3 points in Des Moines-West Des Moines; growth outside its Nebraska cities is one possible reason its shares there fell while its total volume rose.
