Community Bank is the largest lender in non-metro New York, a lender of small purchase loans in upstate New York and Pennsylvania with far more manufactured-home lending than similar banks.
Similar lenders are national banks making between half and twice as many loans. Purchases were 49.6% of its loans, its typical loan of $125,000 was half similar lenders' $250,000, and jumbo loans (larger than the conforming limit) were 0.2% against 5.3%. Manufactured homes made up 7.6% of loans against 0.7%, the highest among similar lenders.
Higher-priced loans (a rate well above the average for similar loans) were 2.5% against 0.6%, and its typical rate of 7.00% was higher than about four in five similar lenders. Manufactured-home loans, which are often priced higher, and its small loan sizes are possible reasons.
It ranks 1 of 377 in non-metro New York, ahead of Rocket Mortgage. Its share fell to 2.7% from 3.7% in Scranton--Wilkes-Barre and to 2.4% from 2.7% in Syracuse, while it rose to 1.1% in Reading, PA. Originations fell 7% to 4,913 as similar lenders' rose 4%.
LMI (low- and moderate-income) borrowers took 34.1% of its loans against 25.5%, higher than about three-quarters of similar lenders. Majority-minority areas had 4.7% against 17.4%, which its rural upstate New York and Pennsylvania footprint could explain.
