Zions Bancorporation made 8,981 loans in 2025, about half its 2020 count, but its loans were larger than those of most similar lenders and its dollar volume rose to $4.72 billion.
Fewer loans, larger ones
Originations fell 5% while similar lenders (national banks making between half and twice as many loans) grew 4% and the whole market grew 10%. Its typical loan rose to $295,000, higher than about four in five similar lenders, and jumbo loans (larger than the conforming limit) were 17.3% against 7.5% for peers. Higher house prices in its markets could account for part of this.
A conventional lender to existing owners
FHA loans (insured by the Federal Housing Administration) were 0.8% against 2.5% for peers. Refinance, home improvement and other purposes together far outweighed purchase loans, at 24.8%. Higher-priced loans (a rate well above the average for similar loans) were 0.6%, lower than the peer level of 2.2%.
Lower LMI share, higher majority-minority share
Loans to LMI (low- and moderate-income) borrowers were 17.2% against 28.4% for peers, lower than about seven in ten similar lenders, while lending in majority-minority areas, at 26.5%, was higher than about nine in ten. Larger loans and markets such as Houston and Los Angeles may explain both.
Gaining at home
In Salt Lake City-Murray it ranks 8 of 363, and its share rose 0.3 points to 2.5%. In Las Vegas its share fell 0.1 points to 1.5%.
